Popcorn ceilings went into millions of homes and apartments between the 1950s and the early 1980s,
and the metro area is full of them. The cost to get rid of one varies by a factor of five depending on
four things: whether the texture is painted, whether it contains asbestos, what the ceiling is built
from, and how the debris leaves the building. This is the full picture.
Step 1: test for asbestos before you touch it
Sprayed acoustic texture manufactured before the 1978 federal ban may contain asbestos, and product
already in warehouses went up for years afterward. So any pre-1980s ceiling is a candidate. Sampling
and lab testing is inexpensive and it must happen before the ceiling is scraped, cut or wetted.
If the result is positive, removal is the work of a licensed asbestos abatement contractor, performed
under containment with clearance documentation — we do not disturb suspect material, and neither
should any demolition contractor. Costs and sequencing are in our
asbestos removal cost guide.
Step 2: choose the method
| Method | Typical 2026 metro range | Best when |
|---|---|---|
| Wet scrape texture | $1–$3 / sq ft | Unpainted texture, sound dry drywall, negative asbestos test |
| Drywall overlay (cover it) | $2–$4 / sq ft | Painted texture, or asbestos-positive material you are encapsulating |
| Full ceiling demolition to joists | $2–$5 / sq ft | Water damage, sagging board, new lighting/HVAC above, gut renovation |
| Plaster-and-lath ceiling take-down | $5–$9 / sq ft | Pre-war buildings β heavy debris, disposal by weight |
The one test that settles the method: mist a small patch. Unpainted texture darkens and softens;
painted texture sheds the water. Painted texture makes scraping uneconomic almost every time.
Step 3: add your building's realities
- Single-family with driveway access (Nassau, Queens, Staten Island): the ranges
above hold. - Walk-up apartment or rowhouse: debris is hand-carried down and out, which adds
labor — the same dynamic as
walk-up apartment removals. - Co-op or condo: certificate of insurance, approved work hours, elevator booking,
protected common areas. See COI requirements. - Occupied vs. empty: an empty apartment or house is the cheapest version of this
job by a wide margin.
Step 4: know what a quote includes
This is where apparently similar quotes differ most. A demolition scope covers protection, removal,
debris bagging and haul-away to a transfer station, and a clean substrate. It does not cover
new drywall, taping, skim-coat, primer and paint — that is a drywall and plaster trade. When one
quote is $2 / sq ft and another is $6, one of them almost certainly includes finish work. Ask.
Step 5: bundle it if you can
A ceiling on its own carries the full mobilization cost. Inside a larger
interior demolition,
kitchen demolition or
gut renovation, the ceiling is one of the cheaper line items.
Debris either way is C&D and cannot go out with DSNY collection
(bulk pickup rules) — see
construction debris removal.

Frequently Asked Questions
How much does popcorn ceiling removal cost per square foot in NYC?
Wet scraping typically runs $1β$3 per square foot, drywall overlay $2β$4, and full ceiling demolition $2β$5. Pre-war plaster-and-lath ceilings run higher, $5β$9, because the debris is heavy and disposal is billed by weight.
Do all popcorn ceilings contain asbestos?
No, but pre-1980s ones may, and the only way to know is a lab test on a sample taken before the ceiling is disturbed. Testing is inexpensive relative to the cost of mishandling a positive ceiling.
What happens if the test is positive?
Removal becomes licensed asbestos abatement work: containment, negative air, trained workers and clearance documentation. Alternatively the ceiling can be encapsulated under new drywall rather than removed. Demolition contractors do not disturb positive material.
Is scraping or covering better?
Scraping gives a true flat ceiling and is cheapest on unpainted texture. Covering is faster, nearly dust-free and the better choice for painted or asbestos-containing texture, at the cost of a little ceiling height.
Why is my quote so much lower than another company's?
Usually because it covers a different scope. Removal-only quotes exclude new drywall, skim-coating and paint. Compare line by line before comparing totals.
Can I put ceiling debris out with the trash?
No. Drywall, plaster and lath are construction and demolition debris and are not collected by DSNY or Long Island town programs. It has to be hauled to a transfer station.
