Removing a fireplace can mean anything from unscrewing a mantel to taking out a chimney breast that holds
up masonry three floors above. That range is why generic online price ranges don't help much. This guide
walks through what actually sets the cost on NYC and Long Island jobs, and what a proper quote should
include.
1. Scope: how much comes out
- Mantel and surround: light, mostly careful labour.
- Firebox and hearth: masonry to floor level, heavy debris.
- Chimney breast: floor-to-ceiling masonry, possibly structural.
- Chimney stack: through the roof. See our
chimney removal cost guide.
2. Type: what the fireplace is made of
Solid masonry fireboxes are the heaviest to remove. Stone veneer comes off with its mortar bed. Prefab
metal units are light, but their chase and roof penetration still need attention. Gas inserts come out
quickly once the gas line is capped.
3. Structure: what depends on it
In rowhouses and brownstones, breasts stack floor to floor. Removing a lower breast while upper ones
stay needs engineer-designed support and a DOB filing. In apartment buildings, the flue belongs to the
building, so the board and its engineer decide. Our
load-bearing wall cost guide uses the same
structural logic.
4. Gas and testing
A licensed plumber shuts off and caps any gas line before demolition. In pre-1980 buildings, fireplace
parts like flue-pipe cement, insulating panels and old door gaskets are included in the pre-demolition
asbestos survey. If they test positive, licensed abatement removes them under containment, with
clearance, before we mobilise. Our asbestos survey
guide explains the process.
5. Carry-out and disposal
Brick, stone, mortar and concrete hearths are priced for disposal by weight. How far they travel,
through stairs, elevators, stoops or a side yard, sets the labour. A co-op's elevator windows can stretch
a one-day job over two.
6. Timing
A fireplace removed during a gut costs less than one removed from a finished room, because protection and
disposal are already set up. See our gut renovation cost guide.

Frequently Asked Questions
How much does fireplace removal cost in NYC?
It depends on scope, fireplace type, structure, gas, testing, carry-out distance and disposal weight. We give one flat quote after seeing it.
Do I need a permit to remove a fireplace?
Cosmetic removal usually doesn't need one. Structural work, like removing a chimney breast with masonry above, needs an engineer's design and a DOB filing. Gas work is done by a licensed plumber.
Can the fireplace be removed and the chimney left?
Yes, with the flue sealed and any masonry above properly supported.
What does a fireplace removal quote include?
Ours covers demolition, protection, loading, haul-away and disposal. Finishing, roof work and gas work are separate trades.
