Opening up a floor plan almost always comes down to one wall — and the question that decides the budget is whether that wall is load-bearing. If it is, the price isn't in the demolition. It's in the beam that has to take over the job the wall was doing. Here's what removing a load-bearing wall actually costs in NYC, and why.
First, confirm it's load-bearing
Before any pricing, you need to know what you're dealing with. Our guide on how to tell if a wall is load-bearing walks through the signs, but the only definitive answer comes from a structural engineer — and you'll need one anyway for the next step.
The beam is the price
A load-bearing wall carries weight from above — the floor, the roof, sometimes several stories. Take it out and that load needs a new path: a beam, either engineered lumber (LVL) or steel, sized by an engineer for the span and load. A short LVL over a single story is modest; a long steel beam carrying a second and third floor is a different order of cost and labor.
NYC cost ranges (2026)
- Standard wall, single story above, LVL beam: $4,000–$7,000
- Longer span or steel beam: $7,000–$12,000
- Wall carrying multiple floors / complex shoring: $12,000–$20,000+
Those figures include the parts people forget: temporary shoring to hold the load while the wall comes out, setting the beam, and patching ceiling, floor, and finishes afterward.
What the number includes
- Structural engineer — designs the beam and stamps the plans (required).
- DOB permit — required in NYC; we coordinate the filing, like any demolition permit.
- Temporary shoring — holds the structure while the wall is out.
- The beam + install — the biggest single line.
- Make-good — ceiling, floor, and any wiring or plumbing that ran in the wall.
- Debris — hauled out clean, the way we handle any construction debris removal.
How we do it
We handle the removal, shoring, beam install, and cleanup to the engineer's spec — the physical side of a wall removal, folded into a larger interior demolition when it's part of a gut. You bring the engineer's drawings (or we point you to one); we build to them. For a real number on your wall, call (718) 587-0156 — serving all five boroughs and Nassau County.
Frequently Asked Questions
How much does it cost to remove a load-bearing wall?
In NYC a typical load-bearing wall removal runs $4,000–$10,000; a long span, a steel beam, or a wall carrying floors above pushes it to $10,000–$20,000+. The replacement beam and the engineering — not the demolition — are what set the price.
Why does the beam cost so much?
A load-bearing wall holds weight, so when it comes out a beam (LVL or steel) has to carry that load. The beam is sized by a structural engineer, and a longer span or a heavier load means a bigger, costlier beam and a harder install.
Do I need a permit and an engineer?
Yes. In NYC removing a load-bearing wall requires a DOB permit and a structural engineer or architect to design the replacement beam. We coordinate the filing and build to the engineer's spec — it is not a job to do without them.
Can you just take the wall out in a day?
The demolition itself is quick, but the sequence — temporary shoring, removing the wall, setting the beam, then patching ceiling, floor, and finishes — is what takes the time and drives the cost.
